The Fumigation Process and What Happens Inside Your Home
Understanding exactly what happens during fumigation removes the uncertainty that makes homeowners anxious about the process.
The fumigant used in 99% of California structural fumigations is sulfuryl fluoride, sold under the brand name Vikane. It is colorless and completely odorless. Before the lethal gas is introduced, a small amount of chloropicrin is released into the sealed structure. Chloropicrin is a tear gas agent. It causes eye, nose, and throat irritation if anyone is still inside. Its sole purpose is to ensure no person or animal is present before the Vikane is introduced. This is a California regulatory requirement, not optional.
Once the home is confirmed clear, Vikane is introduced through vents in the tarp. Because it is a true gas rather than a spray or liquid, it penetrates everywhere. It moves through drywall, paint, wallpaper, and deep into the dense grain of structural timber. It reaches every hidden gallery where drywood termites are feeding. It kills termites and their eggs at all life stages. After the required exposure period, the tarps are removed and aeration begins. Vikane does not settle on surfaces. It leaves zero toxic residue on dishes, furniture, clothing, or countertops after the aeration period is complete.

This also prevents fumigant loss through the soil around the structure.
All food, medications, and consumables must be removed from the home or double-bagged in Nylofume bags, which are the only bags approved for use with Vikane. Standard resealable bags and zip-lock bags are not sufficient. Items requiring removal or bagging include food in cardboard boxes even if factory-sealed (cereal, crackers, cookies), tobacco products, opened medications, pet food and bird seed, and any consumables stored in thin plastic packaging. Items that do not require bagging include factory-sealed cans, glass jars with intact seals, and items stored in sealed metal containers.

Fumigation is the right choice when infestations are confirmed in multiple areas of the home, when colonies are behind sealed walls or in areas that cannot be accessed for direct injection, when the home has a history of repeated drywood termite treatment, or when a buyer or lender requires documented whole-structure clearance before a real estate transaction closes.
Fumigation also eliminates other pests present in the structure. Bed bugs, wood-boring beetles, and certain stored product pests are all killed by Vikane exposure. If a home has multiple pest concerns alongside a drywood termite infestation, fumigation addresses all of them in a single treatment.
After fumigation, we recommend a termite inspection within 12 months to confirm no new colonies have entered from outside the structure. Fumigation eliminates every termite present on treatment day. It does not prevent new termites from entering after the tent is removed. That is what ongoing monitoring and prevention address going forward.
