The fumigant used in 99% of California structural fumigations is sulfuryl fluoride, sold under the brand name Vikane. It is colorless and completely odorless. Before the lethal gas is introduced, a small amount of chloropicrin is released into the sealed structure. Chloropicrin is a tear gas agent. It causes eye, nose, and throat irritation if anyone is still inside. Its sole purpose is to ensure no person or animal is present before the Vikane is introduced. This is a California regulatory requirement, not optional.

Once the home is confirmed clear, Vikane is introduced through vents in the tarp. Because it is a true gas rather than a spray or liquid, it penetrates everywhere. Fumigation also eliminates other pests present in the structure. Bed bugs, wood-boring beetles, and certain stored product pests are all killed by Vikane exposure. If a home has multiple pest concerns alongside a drywood termite infestation, fumigation addresses all of them in a single treatment.

After fumigation, we recommend a termite inspection within 12 months to confirm no new colonies have entered from outside the structure. Fumigation eliminates every termite present on treatment day.
